Real Estate Photographer in the West Island: Kirkland to Dorval
Photographing a West Island listing from Kirkland to Dorval: which package fits, what the drone adds on lakefront and large lots, travel included in the West Island, and how to book in English or French.
If you are listing a home between Kirkland and Dorval, you need a photographer who understands what West Island buyers look for: lots that are large by Montreal standards, the lake, and houses that range from postwar bungalows to substantial family homes. Dimension 360 photographs listings across Greater Montreal, including the whole West Island, and this guide explains which package fits which property, what the drone adds, and how travel is priced.
What West Island listings have in common
The West Island is not one market. Dorval has condos near the airport, lakefront streets along Lac Saint-Louis and rows of postwar bungalows. Pointe-Claire and Beaconsfield mix lakeside properties with established family neighbourhoods. Kirkland and Dollard-des-Ormeaux lean toward larger lots, finished basements and garages that buyers want to see in full.
That variety matters for photography. A few patterns come up again and again:
- Lot and yard are part of the sale. Buyers compare gardens, pools, decks and how much space there is between neighbours. A listing that shows only interiors leaves out half the argument.
- The lake is a selling point. When a property touches the water or has a view of it, that image should be among the first in the gallery.
- Basements and garages carry weight. In many West Island homes the lower level is a real living area, and it deserves proper coverage.
Choosing the right package
Packages at Dimension 360 are set by the type and size of the property, not by the neighbourhood. Here is the full photo grid:
Property | Photos |
|---|---|
Condo | 25 |
One-storey home (plain-pied) | 35 |
Regular home (two storeys or with a basement) | 40 |
Large home, 2,600 to 3,500 sq ft | 60 |
Prestige, 3,500 sq ft and up | 90 |
Exterior only | n/a |
Photo packages cost between $175 and $425 depending on the property, and an exterior-only shoot costs between $75 and $100. The exact price is shown in the online estimator.
A bungalow (single-storey house) includes 35 photos. A two-storey home, or a home with a basement, includes 40 photos. A large Kirkland or Beaconsfield property above 2,600 square feet moves into the large or prestige tiers, because 60 or 90 photos are what it takes to cover that many rooms and outdoor spaces without cutting corners. If you are unsure where a house falls, our guide to Montreal real estate photographer packages by property size walks through the line items.
Lakefront and large lots: when the drone earns its price
On the West Island, the drone is often the most useful add-on. The aerial extra costs between $100 and $125 for 10 aerial photos, and it is never bundled into a photo package. It shows what the ground cannot: the size of the lot, the shoreline, the distance to the water, the roofline and the street pattern around the house.
If you need to show where a property starts and ends, the property boundary overlay with a location pin costs a few dozen dollars per photo. It requires the drone extra in the same booking.
Two cautions apply:
- Airspace near Trudeau airport. Parts of the West Island sit close to the airport, so airspace has to be checked address by address. We cover the logic in our guide to drone work near Montreal-area airports (in French).
- Weather. We confirm flight conditions before the shoot. If the weather is bad on the day itself, the drone shoot is rescheduled.
Other extras that work well here
- Virtual twilight, between $30 and $40 per photo. Useful for a lakeside facade or a house with a strong exterior, when the shoot happens in the middle of the day.
- Object removal, between $30 and $40 per photo. Handy for a boat trailer, a bin or a stray hose in an otherwise clean yard.
- 2D floor plan, between $50 and $150 depending on size. A large house with several levels benefits from a plan, because buyers want to understand the layout before booking a visit.
- Same-day delivery, between $100 and $125. Standard delivery for photos is 24 hours.
Any image that has been virtually edited in a significant way should be labelled as such in the listing, in line with the rules on faithful representation that apply to brokers in Quebec.
How travel is priced
Travel is included across the West Island. Kirkland, Pointe-Claire, Dorval, Beaconsfield, Dollard-des-Ormeaux, Baie-D'Urfé, Senneville, Sainte-Anne-de-Bellevue and L'Île-Bizard are all in Dimension 360's free travel zone, so there is no travel fee for these municipalities. For reference, the general structure is: 39 municipalities in the free zone, a flat fee in the extended zone, and per-kilometre billing beyond that. The online estimator shows the exact price before you commit. For the full logic, see our explanation of how one-way travel fees work.
Neighbourhood pages
If you want to see how we approach a specific municipality, each of these pages covers the local context and booking:
These pages and the French-language article on Kirkland, Beaconsfield and Pointe-Claire go deeper on the lake and the large-lot homes. For a wider view of how photography changes from one part of the island to another, read the borough-by-borough guide.
Book in English or French
The Dimension 360 website and the booking process exist in both French and English, so you and your client can use whichever language you prefer. On the booking page you can either use the online estimator, which gives your exact price in seconds, or the express booking, where no prices are displayed and the price is confirmed before the shoot. In both cases you choose your slot in the online calendar.
If you have a West Island listing coming up, start with the address and the property type. The rest, including the package and the extras, follows from those two answers.
