How much does a real estate photographer cost in Montreal in 2026? HDR photos from $175 to $425, 4K video, drone, 2D floor plans and extras: the complete price list, explained, with no surprises.
"How much for photos?" Nine brokers out of ten start there, and most studios answer "it depends". True, but that is not an answer. Here is exactly what it depends on, and what every item costs at Dimension 360 in 2026, without asking for a quote.
What really drives the price
A real estate photo shoot is billed on time, and time depends on the number of spaces to cover: a 3,000 sq ft house with a finished basement takes more frames, more moving around and more editing than an 800 sq ft condo. That is why our grid is built by property type (condo, single-storey, regular house), then by square footage above 2,600 sq ft. A bungalow with a basement and a two-storey house of the same size cost the same: they take the same work.
The other factors are secondary and transparent: distance (free in 39 municipalities), the extras you pick, and the delivery window if you need faster than 24 hours.
HDR photos: the base of every listing
Every photo is processed in HDR (several exposures merged) and delivered ready for Centris, resized and named.
- Condo: $175, up to 25 photos
- Condo with common areas (lobby, gym, pool): $195, up to 30 photos
- Single-storey home with no basement (slab bungalow): $200, up to 35 photos
- Regular house (with a second floor or a basement, under 2,600 sq ft): $250, up to 40 photos. Our most-ordered package.
- Large house, 2,600 to 3,500 sq ft: $325, up to 60 photos
- Prestige home, over 3,500 sq ft: $425, up to 90 photos
The photo count is not an artificial cap. It is what it takes to cover a property of that size properly. Forty photos of a 700 sq ft condo drown the buyer; twenty-five photos of a 3,200 sq ft house leave them hungry.
Three special cases: the exterior-only session (yard and facade, $85, 10 photos), the multi-unit session (plex: $175 for the first unit, $110 per additional unit), which follows its own logic because every unit must be documented separately, and commercial ($385, 60 photos, 2D floor plan included). 4K video: four tiers, only one is offered to you
Video is priced by property size, like photos. The estimator only shows you the tier that matches the photo package you chose, so you never pay for a "very large house" video on a condo.
- Regular house or condo: $275, up to 1 min 30
- Large house: $375, up to 2 minutes
- Very large house: $550, up to 2 minutes
- Prestige home: $770, up to 2 min 30, all inclusive: drone video, advanced animation and up to four AI-generated shots. Bought separately, the same content would cost $865.
Drone: always an add-on for photos, included in prestige video
The 10 drone photos package costs $110 on top of any photo session, from condo to prestige. Only the prestige video package includes drone footage.
For a vacant lot, there is a standalone aerial service with no house package required: $195 for aerial photos (10 drone photos and 10 ground photos), $275 with an aerial video. The pilot holds a Transport Canada advanced pilot certificate, which allows flights in urban areas and near people; that is not a detail, and we explain why in our article on certified drone photography.
2D floor plan: the best value on the grid
- Condo: $50
- House: $100
- Large property: $150
The dimensioned floor plan is the extra that prevents the most questions. A buyer who understands how the rooms connect books a showing; one who does not moves on to the next listing. On large properties we consider it mandatory.
Per-unit extras
- Virtual twilight photo: $35 per photo. A daytime photo turned into an end-of-day mood, lights on.
- Object removal: $35 per photo. Bins, a car in the driveway, power lines.
- Virtual staging: $30 per photo, to furnish an empty room.
- Same-day delivery: $110. As far as we know, no other studio in Greater Montreal offers it. Standard delivery is 24 hours, guaranteed.
Travel: free in 39 municipalities
Dimension 360 serves 39 municipalities with no travel fee, from Montreal to Saint-Jérôme and from Longueuil to Repentigny. A second, slightly farther zone is billed a flat $50, whatever the number of services. Beyond that, travel is billed per kilometre, one way, and shown before you confirm. No surprise on the invoice. Three concrete examples
850 sq ft condo on the Plateau: HDR photos $175 + 2D plan $50 = $225. Delivered in 24 hours.
2,200 sq ft house in Terrebonne: HDR photos $250 + 10 drone photos $110 + 2D plan $100 = $460. Terrebonne is in the free zone.
4,000 sq ft property in Blainville: prestige photos $425 + 10 drone photos $110 + prestige video $770 + 2D plan $150 = $1,455. For a property that sells above a million, that is less than 0.15% of the sale price.
