Real estate photographer in Montreal: what changes from one borough to the next

Downtown condos, Rosemont plexes, Ahuntsic houses: how a real estate photographer adapts the session to each Montreal borough, what the drone can do in the city, and the prices, travel included.

Montreal is not one market, it is twenty. A 650 sq ft condo in Griffintown, a Rosemont triplex, a brick house in Ahuntsic and a Pierrefonds cottage do not sell to the same buyers, and they are not photographed the same way. Here is how we adapt a photo session to the area, what the drone can really do on the island, and what it costs when you start from the same point we do, in eastern Montreal.

The starting point: eastern Montreal, free zone across the whole island

Dimension 360 is based in eastern Montreal, in the Anjou area. The whole island is in our main service zone: no travel fee, from Pointe-aux-Trembles to Sainte-Anne-de-Bellevue, from the Old Port to Cartierville. The average drive to a Montreal mandate is about twenty minutes. The price shown in the estimator is the final price.

Downtown, Griffintown, Ville-Marie: the condo

Condo territory, often small, often with a view. Here the session comes down to three things: camera height (counter height, never eye level), the view from the windows, and the building's common areas, which the buyer weighs as much as the unit. Plan access to the gym, the rooftop terrace and the lobby: it sometimes takes the syndicate's authorization. We detail the technique in our condo guide.

Drone downtown is possible but regulated: the airspace is controlled and some areas require prior authorization. Our pilot holds Transport Canada's advanced certificate, which allows those operations; we check the airspace before every session and tell you ahead whether a flight is feasible at the address.

The Plateau, Rosemont, Villeray, Hochelaga: the plex

Duplex, triplex, fourplex: the Montreal product par excellence, and the worst photographed. The buyer is both future resident and investor; they want to see every unit, not only the owner's. Exterior staircases, separate entrances, backyard, storage: everything counts. A plex session requires coordination with tenants and a suitable multi-unit package. A quirk of these neighbourhoods: narrow streets and mature trees make the facade shot difficult in summer. A slight step back from the opposite sidewalk, or a low-altitude drone frame, often solves it.

Ahuntsic, Saint-Laurent, Anjou, Saint-Léonard: the brick house

Bungalow and cottage territory from the 1950s to 1980s, often with a finished basement and a garage. Buyers are families comparing with Laval and the North Shore. The session looks like a suburban one: 35 to 40 photos, exterior from three angles, the basement shown even if not renovated, the garage, the yard. The $100 2D plan makes a real difference on bungalows with finished basements, whose actual square footage often surprises.

Typical package: regular house $250, 2D plan $100, drone $110 to show the lot and the neighbourhood. About $460.

The West Island: the family home and the lot

Pierrefonds, Dollard-des-Ormeaux, Kirkland, Beaconsfield: bigger houses, lots, sometimes waterfront. It is the part of the island where the drone changes the result the most: lot size, proximity to a park or Lac Saint-Louis only show from above. The large properties of Baie-D'Urfé or Senneville fall under the prestige package, with the drone as an add-on.

What the drone can do in Montreal

Many brokers think the drone is banned in the city. It is not, but it is regulated. A good part of the island sits in the controlled airspace of Montréal-Trudeau airport; flying there requires an advanced-certified pilot and, depending on the area, an authorization. That is our job, not yours: at booking we check the address and confirm whether the flight is possible and at what height. Parking and access

A very Montreal detail: parking. In central neighbourhoods, let us know if access is difficult or a permit is needed; we adjust the time. And for condos, a visitor parking spot reserved for the duration of the session avoids losing twenty minutes.

Preparing the property

The instructions are the same everywhere, but two matter especially in the city: the car out of the driveway (or out of the facade shot, on the street) and the recycling bins brought in. Our preparation guide covers the rest, room by room.
