Real estate video production in Montreal: cost, timeline, deliverables

Real estate video production in Montreal: four price tiers from $275 to $770, the 4 to 5 business-day timeline, what you receive, what the drone and animation add, and how to prepare the property so the video is done right the first time.

A property video is the asset brokers most often ask about and least often price correctly. This guide covers real estate video production in Montreal as we run it at Dimension 360: the four price tiers, the timeline from shoot to delivery, what you actually receive, and how to prepare the property. The goal is simple: you should be able to decide in a few minutes whether a video suits your listing, and what it will cost.

What a property video is for

A video does three things photos cannot do well. It shows movement through the space, it sets a mood, and it travels on social media in a way a gallery of stills does not. It does not replace photos: buyers still scan stills on Centris first. A video is the second layer, aimed at the buyer who is already interested and wants to feel the place.

We compare video with photo slideshows in our article on cinematic property video versus slideshows.

Cost: four tiers by property size

Video is priced by property size, like photos. The estimator only shows the tier that matches the photo package you picked, so a condo is never offered the price of a very large house.

Tier

Price

Maximum length

Regular house or condo

$275

1 min 30

Large house

$375

2 min

Very large house

$550

Prestige

$770

All videos are delivered in 4K. The prestige tier is the only one that includes drone video, advanced animation and up to four AI-generated shots. Bought separately, the same content would cost $865.

For the rest of the grid (photos, floor plans, extras) see our 2026 price list.

Timeline: from shoot to delivery

The video follows a different schedule from the photos. Photos are delivered in 24 hours; video takes 4 to 5 business days, because it needs editing, colour work, music and a review.

A typical sequence looks like this:

  1. Booking and preparation: you choose the video tier with the photo package and pick a slot.
  2. The shoot: video and photos are captured on the same visit, when the package allows.
  3. Photos first: the HDR gallery arrives in 24 hours, so you can list the property while the video is being edited.
  4. Video delivery: within 4 to 5 business days.
  5. Publishing: you add the video to your listing, your site and your social channels.

Plan your marketing around that gap. If the listing must go live on day one, publish with photos and add the video when it arrives.

What you receive

The main deliverable is the finished film in 4K, with the length set by your tier. Depending on the tier, the video can also include:

  • Drone footage: part of the prestige video only. For other tiers, aerial work is a separate add-on, and aerial photos are $110 for 10 photos.
  • Animation: on-screen labels or a floor-plan animation that helps the viewer follow the layout.
  • AI-generated shots: up to four in the prestige tier, used for transitions or context. They are shot-by-shot additions, and the video must stay faithful to the property.

If you plan to use the video on reels and stories, ask about the vertical format. Our reels guide for brokers explains why 9:16 matters.

When drone video is worth it

Drone footage earns its cost when the property has a setting to show: a large lot, a waterfront, a view, or an unusual position relative to a road or a park. For an interior-driven condo, the drone adds little. For a lot with a pool, outbuildings and mature trees, it changes the video entirely. We discuss the marketing angle for developers in our drone video playbook.

Flights depend on the airspace and the weather. The booking screen shows a seven-day weather window when a drone service is selected, and a certified pilot is required for flights near people and in urban areas; see our certified drone article for what to verify.

Preparing the property for video

Video is less forgiving than photos, because the camera moves and sees every angle. Preparation is the same as for photos, with three additions:

  • Open all doors and keep passages clear. A closed door on camera is an unexplained gap.
  • Hide cables and cords. A phone charger on a counter reads loudly in motion.
  • Switch off the television and every screen, which cause reflections and flicker.

Add the usual steps: clear surfaces, open blinds, lights on, cars and bins out of view. The usual preparation mistakes (clutter, closed blinds, bins in view) apply equally to video.

Which tier to choose

A quick way to decide:

  • Condo or regular house: the $275 tier at up to 1 min 30 is the right length. A condo rarely needs more.
  • Large house: $375 gives 2 minutes, enough for several living areas and a yard.
  • Very large house: $550 for the same two minutes but with the coverage of a bigger property.
  • Prestige: $770 when drone video, animation and the full story matter, and you want it all included.

If you hesitate between two tiers, choose the one that matches the photo package; the estimator does it automatically.

Labelling and honesty

Any image that is virtually furnished or significantly retouched, and any generated shot, should be disclosed according to the OACIQ's rules on accurate representation. A video that flatters is fine; a video that misleads is not.

In summary

Video production for a Montreal listing comes down to one tier by property size ($275, $375, $550 or $770), a 4 to 5 business-day delivery, and a prepared property. Photos go live first, the video follows, and the drone is included only in the prestige tier. Our site and booking are available in French and English.
