Vertical video and reels for real estate brokers: why the 9:16 format sells faster in 2026

Why Instagram and TikTok reels outperform 16:9 video for a real estate listing, how to structure 30 seconds that sell, and what to shoot on site.

A classic real estate video runs a minute and a half, in 16:9, with piano music and a drone flyover. It is beautiful. It is also watched to the end by very few people, because it was designed for a television and is consumed on a phone.

The format that actually gets consumed in 2026 is the 15-to-45-second vertical video: the Instagram reel, the TikTok, the YouTube Short. Here is why it works, how we shoot it, and what it changes about the way you order video.

Why vertical wins

It fills the whole screen. A 16:9 video on a phone held upright takes a third of the screen, with black bars. A 9:16 video takes 100%. The buyer does not consciously decide to rotate their phone: they simply do not rotate it.

Algorithms push it. Instagram, TikTok and YouTube distribute short vertical videos to people who do not follow you. A 16:9 video posted on your page is seen by your followers; a reel is seen by people who are looking at houses.

It starts with the strong image. A reel has no intro. The first three seconds decide whether the buyer keeps watching or swipes. That forces a structure classic video does not: the best first.

It gets shared. A buyer sends a reel to their partner. They do not send a Centris link.

What a property reel must contain

Thirty seconds is eight to twelve shots. The structure that works:

  1. A hook image (2 to 3 seconds): the facade by drone, the view, the kitchen. Whatever would stop a thumb.
  2. The entrance move (3 seconds): through the door, into the entryway. It creates the feeling of a visit.
  3. The three rooms that sell (12 to 15 seconds): kitchen, main room, primary bedroom or deck. One shot per room, slow continuous motion.
  4. The signature detail (3 seconds): the fireplace, the island, the cathedral ceiling, the spa. The thing the buyer will remember.
  5. The close (3 to 5 seconds): the drone pulling away, or the facade at twilight, with the price and the broker's name as on-screen text.

No narration, no four-second logo at the start. On-screen text replaces the voice: neighbourhood, square footage, price, your name. Music is a platform choice, not a production choice: it gets swapped at publishing.

What gets shot on site

A reel is shot with a gimbal, in slow motion through rooms prepared as for photos. What matters:

  • Continuous movement: we walk into a room, we do not pan from the doorway.
  • Natural transitions: through a door, around a wall, up a staircase. These are the cuts of the edit.
  • Light: same rule as photos, every light on, blinds open.
  • The drone: 5 to 10 seconds of approach or pull-back are enough. A reel is not a drone film.

A video session takes 30 to 60 minutes more than a photo session, depending on size. That is why we almost always combine it with photos: the photographer is already there, the house is already ready.

Reel or 16:9 video: which one to order?

The two serve different uses:

  • The 16:9 video (1 min 30 to 2 min 30) goes on Centris, your website and YouTube. It serves the already-interested buyer who wants to visit remotely.
  • The vertical reel (15 to 45 seconds) goes on Instagram, TikTok, Facebook and LinkedIn. It serves to find the buyer who is not searching yet, and to build your brand as a broker.

The right reflex in 2026: shoot them together. One session produces the long video and two or three reels, with different shots. The most common mistake

Publishing the 16:9 video cropped to vertical. Cropping cuts the sides of every shot: the kitchen loses its counters, the facade loses the lot, and the image looks zoomed. A reel is shot vertical from the start, with framing designed for height.

The second mistake: a 90-second reel. Past 45 seconds, the completion rate collapses. If you have more to show, make two reels.
