Real estate photography in Montreal: a guide for sellers and brokers

Everything about real estate photography in Montreal in one place: when to book, how to prepare, what happens on the day, what each package includes ($175 to $425), delivery in 24 hours and how to check your photos before going live.

Real estate photography in Montreal has its own constraints: tight condo floor plans, long winters, plexes with three entrances, and buyers who decide on their phones before they ever see the street. This guide walks sellers and brokers through the whole process in the order it happens, from the first booking to the day the listing goes live, with the prices and timelines we actually work with at Dimension 360.

What a professional shoot actually delivers

A professional real estate shoot is not a set of nice pictures. It is a set of images built to answer a buyer's questions in about thirty seconds: how big is it, how does it flow, where does the light come from, what is outside?

Every photo is shot on a tripod and processed in HDR, which means several exposures are merged so the windows are not blown out and the shadows are not muddy. The files come back resized, named and ready to upload to Centris. Standard delivery is 24 hours. We explain the difference between this technique and flash photography in our HDR versus flash comparison.

Choosing the right package for the property

Packages follow the property type and size, not the number of hours:

Property

Price

Photos

Condo

$175

25

Single-storey home

$200

35

Regular house (two storeys or with a basement)

$250

40

Large house, 2,600 to 3,500 sq ft

$325

60

Prestige, 3,500 sq ft and up

$425

90

Exterior only

$85

The photo count is what it takes to cover that size of property, not a cap meant to upsell you. We look at how many images a listing really needs in our article on the right number of photos. For a full price breakdown, including video and extras, see our 2026 price list.

Add-ons worth considering, and what they cost

Most listings do well with the base package. Add-ons are for specific problems:

  • Drone: 10 aerial photos for $110, from condo to prestige. It is never included in a photo package. It pays off when the lot, the waterfront or the neighbourhood is a selling point.
  • Virtual twilight: $35 per photo, to turn a daytime exterior into an end-of-day image.
  • Object removal: $35 per photo, for a car in the driveway or a cable across the sky.
  • Virtual staging: $30 per photo, to furnish an empty room.
  • 2D floor plan: $50, $100 or $150 depending on the property size.
  • Same-day delivery: $110, when the listing cannot wait.

Any image that has been virtually furnished or significantly retouched should be labelled as such in the listing, in line with the OACIQ's rules on accurate representation.

Preparing the property: the part you control

The photographer can fix the light. Nobody can fix a bedroom covered in laundry. The preparation that makes the biggest difference is simple:

  1. Clear counters, tables and dressers down to one or two objects.
  2. Put away anything personal: family photos, mail, diplomas.
  3. Open every blind and curtain, and plan to switch on the lights when the photographer arrives.
  4. Move cars, bins and garden tools out of view.
  5. Clean mirrors and windows. Smudges that you do not notice show up in HDR.

We list the common mistakes in our ten preparation mistakes article. Most can be fixed in under an hour.

Booking: online, in three minutes or with the estimator

There are two ways to book on our site. The estimator gives the exact price for the address: you unlock it with a text-message code (a Quebec phone number is required), then pick a time slot from the real calendar. The express reservation lets you give the address, the date and the options in about three minutes without any prices shown; the price is confirmed by Dimension 360 before the shoot, and a "See my price now" link takes you to the estimator with your choices kept. The site and the booking flow are available in both French and English.

When the aerial option is selected, the booking screen also shows a seven-day weather window, because wind and rain decide whether the drone flies.

Travel and timing

Travel is free in 39 municipalities across Greater Montreal. A second, slightly wider zone is a flat $50, and beyond that the rate is $1.25 per kilometre. The estimator calculates it from the address, so there is no surprise on the invoice.

For occupied properties, give tenants reasonable notice (24 hours). Showings and shoots run between 9 a.m. and 9 p.m. If the weather turns, interiors are still done and the exterior or drone work is rescheduled.

What happens on the day

The photographer walks through the property with you or the broker, agrees on the priority rooms, then shoots room by room. Furniture may be nudged a little for framing, and most of it goes back where it was. Outside comes last, with the drone if it was booked and the airspace allows it.

You do not need to stay for the whole shoot, but someone has to be able to open and lock the property. If you are present, keep pets and children out of the frame.

Checking your photos before they go live

When the files arrive, look at them the way a buyer would. Are the verticals straight? Do the windows show the outside? Is a room missing? Do the wall colours look right? Our 24-hour delivery article explains what you can do while you wait for the files, and a minor correction is easiest to request before the listing is published.

A short checklist for brokers

  • Confirm the property type and square footage on the listing before booking.
  • Note anything the photographer should know: a tenant, a view to catch at twilight, a locked door.
  • Decide on add-ons before the shoot, not after.
  • Plan the photo order for Centris with the strongest image first.

In summary

Good real estate photography in Montreal comes down to four things: the right package for the property, a prepared home, a clear booking and a quick check of the delivered photos. The rest is detail.
