24-hour delivery: how it works, and what you can do while you wait

From booking to going live on Centris: the exact timeline of a photo mandate at Dimension 360, the guaranteed 24-hour delivery, the same-day option and what to prepare while you wait.

A seller who signs a mandate on Monday wants to see their listing online on Wednesday. The delay between the photo session and delivery is therefore a broker's first speed factor, before image quality itself. Here is the full timeline of a mandate at Dimension 360, what happens during those 24 hours, and what you can do with that time.

Day 0: booking, in one minute

Everything starts in the online estimator. You enter the address and the approximate square footage, you pick your services (photos, video, drone, 2D plan, extras), and the exact price shows, travel included. You then pick a time slot in the calendar and confirm. A confirmation goes out by email and text.

What it avoids: exchanging three emails to get a quote, then two more to find a date. The calendar is online at all times, including Sunday night when the mandate was just signed.

Between booking and the session: preparation

This is the most important stretch of the mandate, and it is in the seller's hands. Send them the preparation guide as soon as you book. Thirty instructions, room by room; the ten that make the difference are detailed in our article on preparation mistakes.

If tenants occupy the property (plex, rented condo), this is the moment to coordinate access to each unit. A unit that cannot be accessed on the day of the session means a second trip.

Session day: 45 minutes to 2 hours

The photographer arrives at the booked time. Duration depends on size and services:

• Condo or single-storey home: 45 minutes to 1 hour
• Regular house: 1 hour to 1 h 15
• Large or prestige home: 1 h 30 to 2 hours, plus 30 to 45 minutes if video is planned
• Drone: 15 to 20 additional minutes, depending on weather and airspace

On site, the photographer turns on every light, opens the blinds, moves the small objects that get in the way of a frame and shoots every room in HDR, on a tripod. The 2D plan, if ordered, is captured at the same time with a scan of each room.

The broker does not need to be there. Many prefer to attend the first session with a new studio; after that, most leave access to the seller or a lockbox.

The next 24 hours: what actually happens

Many people imagine "24-hour delivery" is a matter of sending files. In reality, that is where half the work happens:

1. Selection: every room was shot several times; we keep the best angle.
2. HDR merge: each final image is assembled by hand from three to seven exposures.
3. Correction: white balance room by room, verticals straightened, brightness and contrast adjusted.
4. Extras: virtual twilight, object removal, virtual staging if ordered.
5. 2D plan: the plan is drawn from the scan, with dimensions.
6. Export: every photo in high resolution (for print) and in a Centris version (resized, named).

Delivery is a link to an online gallery, with one-click download of the whole set or by format. Photos are delivered within 24 hours of the session, guaranteed. A session Tuesday at 10 a.m. means a gallery available Wednesday before 10 a.m. In practice, most galleries go out the evening before.

Video needs real editing time: allow 4 to 5 business days depending on complexity, a little more if retouching or a specific edit is requested.

The same-day option

For urgent mandates, the Same-day delivery extra ($110) guarantees the gallery the evening of the session. A mandate signed Monday, shot Tuesday morning, can be live on Centris Tuesday night.

As far as we know, no other studio in Greater Montreal offers it. It is possible because the processing chain is built for it, not because we skip steps: selection, merge and correction are the same, done first.

What you can do during the 24 hours

The delivery window is not dead time. It is the moment to:

• Write the listing description, without waiting for the photos. You know the property.
• Prepare the Centris sheet: features, inclusions, exclusions, taxes, assessment.
• Plan the social posts: which reel, which photo first, at what time.
• Warn the waiting buyers in your contact base that a listing is coming.
• Check the list of expected rooms in the gallery: garage, laundry room, storage. We give it in our article on the number of photos.

When the gallery lands, everything is ready: all that is left is to upload and publish.

And if something is wrong?

A photo showing a forgotten object, a missing room, a colour that looks off: flag it as soon as you receive the gallery. Simple corrections are done the same day. A room the seller forgot (closed closet, inaccessible room) requires a return visit, which we schedule as soon as possible.
