Selling a Laurentians Cottage: Photos, Drone and Timing

Listing a lake cottage in the Laurentians: what the gallery must show, when the drone is worth the extra, how to choose the season for your session, which packages fit, and how travel is priced from Montreal.

A lake house in the Laurentians sells on three things: the water, the lot and the season it is shown in. The French call it a chalet; many English-speaking buyers say cottage. Whatever the word, the photography plan for a Laurentians cottage is different from a suburban house, and so is the timing. This guide covers what to shoot, when the drone helps, and how to choose the season for your session.

The one rule: the session matches the season

Dimension 360 never uses photos taken in another season, or by another photographer, that a seller or broker hands over. Every listing gets its own session, and the full gallery is taken on the same day. That rule matters more for a cottage than for almost any other property. A lake that looks blue and open in July is frozen and white in February, and a buyer who drives up and finds a different property from the one in the photos is a buyer you lose.

It also means your timing decides your gallery. If the listing goes live in late October, you shoot in late October. Plan backwards from the day you want to publish.

What a cottage gallery has to show

Think of the gallery as a sequence a buyer would follow on a first visit:

  1. The water. The first photo is usually the lake or river, with the property in context. Buyers decide quickly whether the shoreline works for them.
  2. The approach. The road, the driveway, the parking. Access matters, especially for year-round use.
  3. The building. Exterior from several angles, then the main living space, kitchen, bedrooms and bathrooms.
  4. The outdoor living. Dock, deck, fire pit, boathouse, outbuildings.
  5. The surroundings. Trees, privacy, neighbours' distance.

Fireplaces and wood stoves deserve a decision: lit or unlit, depending on the season and safety. Our French article on photographing a chalet or vacation property covers the Laurentians angle in more detail.

Why the drone is often worth it here

A cottage lot is difficult to understand from the ground. The drone shows where the lot sits on the shoreline, how far the house is from the water, the size of the clearing and the surrounding forest. The aerial extra is between $100 and $125 for 10 aerial photos, and it is never included in a photo package.

If the buyer needs to understand the limits of the property, the property boundary overlay with a location pin costs a few dozen dollars per photo. It requires the drone extra in the same booking.

Weather matters. We confirm flight conditions before the shoot. Bad weather on the day itself means the drone session is rescheduled. In the Laurentians, where conditions can shift quickly, it is a good idea to leave a little flexibility in your schedule.

Season by season

Season

What works

Watch out for

Late spring and summer

Open water, green lot, dock and deck in use

Midday glare on the lake, humid haze

Fall

Foliage, warm light, quieter roads

Foliage peaks at different times by area, so the window is short

Winter

Snow-covered setting, cozy interiors, a ski or skating angle

Access to the property, frozen shoreline hides the lake

Spring (thaw)

Early listing for summer buyers

Mud, patchy snow and bare trees

Each season has its own challenges and strengths. See our English guides to photographing a property in winter in Quebec, the spring mud-season survival guide and fall foliage timing by region. For the northern Laurentians in particular, snow arrives earlier and stays later than in Montreal, so a late-fall or early-spring listing needs a plan for patchy conditions.

Choosing the package

The package depends on the property type and size, not on its location:

  • Condo or small unit: 25 photos
  • One-storey home: 35 photos
  • Regular home (two storeys or with a basement): 40 photos
  • Large home from 2,600 to 3,500 sq ft: 60 photos
  • Prestige property of 3,500 sq ft and up: 90 photos

Photo packages cost between $175 and $425 depending on the property, and an exterior-only session costs between $75 and $100. The exact price is shown in the online estimator.

A modest cottage may be a one-storey or regular-home package. A large lakefront house with outbuildings may justify the larger tiers.

Useful extras for a cottage listing:

  • Virtual twilight, between $30 and $40 per photo, for a lakeside exterior shot at midday
  • Object removal, between $30 and $40 per photo, for a stray bin or a boat trailer
  • 2D floor plan, between $50 and $150, so buyers who are not on site can read the layout
  • Virtual staging, between $30 and $40 per photo, for an empty cottage, with a mention in the listing that the image is virtually furnished

If you also want a video, plan on four to five business days. Photos are delivered in 24 hours as standard.

Travel from Montreal

Travel to the Laurentians depends on the address. Saint-Jérôme, Mirabel, Blainville, Prévost, Saint-Colomban and Sainte-Sophie are in the free zone. Beyond them, travel is charged per kilometre, so a property in Sainte-Agathe-des-Monts or Mont-Tremblant carries a travel charge. The online estimator shows the exact figure before you book.

Timing your sale

A few practical points help:

  • Book as early as you can in busy periods. Spring and early summer fill quickly.
  • Prepare the shoreline. Remove loose items from the dock and tidy the beach area.
  • Tell us about access. Winter roads, gates, private lanes.
  • Decide on the season before the price. A sale that waits for better weather is better than a gallery that misleads.

The Dimension 360 website and booking are available in both French and English, so you and your clients can work in the language you prefer.
