Real estate photographer in Saint-Eustache: from the old village to the riverbanks

Saint-Eustache, its historic centre, its family neighbourhoods and its waterfront properties: how to photograph each type of property, what the drone can do, and the prices with no travel fee.

Saint-Eustache is thirty-seven minutes from our starting point, at the western edge of the North Shore. It is a city that mixes a historic centre, family neighbourhoods from the 1970s to 2000s, recent developments and properties on the Rivière des Mille Îles and Lac des Deux Montagnes. Here is how the photo session adapts to each area.

Vieux-Saint-Eustache: character

Around the church and the Globensky manor, old houses, narrow streets and stone and brick facades. Character is the selling point, and it has to be rendered: woodwork, original floors, staircases, verandas. We take the time for details, about ten more photos than an equivalent new house, and a twilight photo brings out the lit verandas.

The constraint is distance: in narrow streets, a full facade sometimes requires a low-altitude drone frame, which also shows the proximity of the river and the centre.

The family neighbourhoods

The bulk of the stock: bungalows, cottages and split-levels of 1,400 to 2,400 sq ft, with a yard, a finished basement and often a pool. The buyer is a family comparing with Deux-Montagnes, Boisbriand and Mirabel. Standard session: 35 to 40 photos, exterior from three angles, basement, garage, yard, and the $100 2D plan for split-levels, very common here.

The recent developments

To the north and west, neighbourhoods built since 2000: cottages of 1,800 to 2,800 sq ft, double garages, fenced yards. The session looks like Terrebonne-Ouest or Mascouche: kitchen, yard, basement, garage, drone to show the neighbourhood, parks and schools.

The river and the lake

Along the Rivière des Mille Îles and towards Lac des Deux Montagnes, waterfront properties with a view, a dock or water access. This is the case where the drone is the first photo: the relationship between the house and the water only shows from above. The view is photographed from the deck and through the windows, in HDR so the water is not blown out. On properties with a lit dock or deck, the real twilight photo is justified. Lots and the agricultural area

Saint-Eustache keeps a significant agricultural area. Properties on large lots, hobby farms and vacant lots call for aerial photography: size, clearance, buildings, access. For a vacant lot, the standalone aerial service exists, with no house package. And as everywhere, exteriors are shot before the snow if the listing is planned for winter.

Part of the city is close to the airspace of Mirabel airport; some areas require a check and sometimes an authorization.
