Mirabel, its areas (Saint-Canut, Saint-Augustin, Saint-Janvier, Domaine-Vert), its large lots and new homes: how to photograph, what the drone can do near the airport, and the prices with no travel fee.
Mirabel is the largest city we serve, and the farthest in our free zone: about 55 minutes of driving. It is also one of the most interesting to photograph, because here almost everything sells from above: one-acre lots, hobby farms, new homes in developments still growing, and an airport that sets the rules for the drone. Free zone, fifty-five minutes

Saint-Janvier and Domaine-Vert: the new homes
The most urbanized areas, along Highway 15 and near services: recent cottages of 1,800 to 3,000 sq ft, double garages, fenced yards, pools. The buyer is a family comparing with Blainville and Saint-Jérôme. The session covers kitchen, yard, basement, garage, 40 to 60 photos depending on size, and the drone to show the neighbourhood, parks and schools.

Saint-Canut, Saint-Augustin, Sainte-Scholastique: the large lots
This is the Mirabel of one-acre-plus lots, hobby farms, houses with a detached garage or a stable. A ground photo shows nothing of what makes the value: the size, the clearance, the woods, the access. The drone is not an extra here, it is the main photo and often the first five photos of the listing.
Three reflexes on these mandates:
- The drone as the first photo, with an overview that places the house on its lot.

- The 2D plan for houses with extensions and outbuildings, and the visual lot outline for lots whose boundary is not obvious.
For a vacant lot, the standalone aerial service exists, with no house package.
The drone near the airport: what to know
Mirabel is home to an airport, and a significant part of the city sits in its controlled airspace. That does not mean the drone is banned: it means the flight requires an advanced-certified pilot and, depending on the area, prior authorization and a maximum height.
That is our job. Our pilot holds Transport Canada's advanced certificate; at booking we check the address, obtain the authorization when required, and confirm ahead whether the flight is possible and at what height. Vieux-Saint-Janvier and the older houses
A few village cores keep older houses with character. We take the time for details, and the twilight photo brings out the verandas.
Grouping with Saint-Jérôme and Blainville
Mirabel is a few minutes from Saint-Jérôme and Blainville. A broker with several listings in the area gains by booking them the same day: on mandates 55 minutes away, a single trip changes the organization.
Preparing the session
The preparation guide remains the reference. On large lots: the grass cut, the outbuildings tidy, vehicles and trailers out of frame, and the access road cleared, because all of it will be in the aerial photo.
