Real estate photographer in Mascouche: new homes, large lots and what the drone changes there
Mascouche, its recent developments and its rangs: how to photograph each type of property, why the aerial view is almost always worth it, and the prices with no travel fee.
Mascouche is twenty-three minutes from our starting point, between Terrebonne and the Lanaudière countryside. It is a city of families, recent homes and large lots, with a historic downtown and rangs where you can still find properties of over an acre. Here is how the visual order changes from one area to the next.

The recent developments: the new family home
The neighbourhoods built since 2000, around the train station and along Highway 25: cottages of 1,800 to 3,000 sq ft, garages, fenced yards, pools. The buyer is a family comparing with Terrebonne and Repentigny, looking at the kitchen, the yard and the basement.
The session covers everything, 40 to 60 photos depending on size. The drone is almost always worth it: it shows the yard, the pool, the orientation and the proximity of parks and schools. On houses over 2,600 sq ft, the large house package goes up to 60 photos; over 3,500 sq ft, the prestige package has 90.

The rangs and the large lots
North and east of the city, properties on an acre or more, sometimes with a detached garage, a stable or woods. This is the case where the ground photo tells almost nothing: the size, the clearance from neighbours and the wooded edge only show from above.
Three reflexes on these mandates:
- The drone as the main photo, not as an extra: it is what answers "how big is it?".

Vieux-Mascouche and the older houses
Around the historic centre, older houses with character: woodwork, verandas, brick or stone facades. We take the time for details, about ten more photos than an equivalent new house, and a twilight photo brings out the lit verandas.
Condos and plexes

Mascouche lies outside the controlled airspace of the major airports; flights are simple in most areas. Our pilot holds Transport Canada's advanced certificate and checks the airspace at every address. Bad weather on the day of the session: drone portion rescheduled at no charge.
Grouping mandates on the North Shore
Mascouche, Terrebonne and Repentigny are a few minutes from each other. A broker with two listings in these cities in the same week gains by booking them the same day: a single trip, and a simpler organization for sellers.
