Real estate photographer in Laval: family homes, new condos and the right package for each area

Chomedey, Sainte-Rose, Vimont, Sainte-Dorothée: how to photograph a property in Laval by area, what the drone shows, and the prices with no travel fee.

Laval is twenty minutes from our starting point, and one of the markets where we shoot the most. One city, but areas that have nothing in common: the condo towers of Chomedey, the family homes of Vimont and Auteuil, the waterfront properties of Sainte-Rose and Sainte-Dorothée, the bungalows of Pont-Viau. Here is how we adapt the session, and what it costs.

Free zone, twenty minutes away

Laval is part of our main service zone. No travel fee, whatever the area, from Laval-Ouest to Saint-François. The price you see in the estimator is the price on the invoice, and photos are delivered within 24 hours.

Chomedey and the centre: the new condo

Around the Centropolis and the Montmorency metro, the housing stock is dominated by recent condos, often in buildings with a gym, a pool and a terrace. The buyer compares very similar units: the photo has to set yours apart. View, orientation, balcony, finishes, common areas. The session follows condo rules (counter height, corners, windows), with special attention to the common areas, which you need to arrange access to.

Typical package: condo $175, 2D plan $50. Virtual staging ($30 per photo) is common here, because many new units are sold empty.

Vimont, Auteuil, Duvernay: the family home

The heart of the Laval market: cottages and bungalows of 1,500 to 2,600 sq ft, often with a finished basement, a garage and a backyard with a pool. Buyers are families comparing with the North Shore. The session covers everything: 40 photos, the yard and the pool, the garage, the basement, and the 2D plan to explain the extensions common in these neighbourhoods.

The drone is almost always worth it here: it shows the yard, the pool and the proximity of parks and schools, concrete arguments for a family.

Sainte-Rose, Sainte-Dorothée, Laval-sur-le-Lac: waterfront and prestige

The waterfront properties along the Rivière des Mille Îles and the Rivière des Prairies, and the large homes of Laval-sur-le-Lac, belong to another register. The lot and the water access are the main argument, and they only photograph from above. The drone ($110) is systematic on these mandates, and a real twilight photo is justified on properties with a dock or lit landscaping. Our luxury property guide describes the full session.

One constraint to know: part of Laval sits in the controlled airspace of Montréal-Trudeau airport. Flying there is possible with our advanced certificate, but sometimes with an authorization and a limited height. We check the address at booking and confirm ahead.

Pont-Viau, Laval-des-Rapides: the bungalow and the plex

The older areas near the metro mix post-war bungalows, duplexes and small buildings. For a plex the logic is the same as in Montreal: each unit documented separately, coordination with tenants, multi-unit package. For a bungalow, the basement is often half the living space; it has to be shown, even if not renovated.

The Laval calendar

The Laval market is very seasonal, with a spring peak. Two practical consequences: book early for the weeks of April and May, and if the listing is planned for winter, have the exteriors photographed in the fall, especially for properties with a pool and a lot. Preparing the session
