Brossard, its lettered sectors, its condos near the DIX30 and the REM and its family homes: how to photograph each type of property, and the flat $50 travel fee from our studio.
Brossard is twenty-seven minutes from our starting point, over the Samuel-De Champlain Bridge. It is a two-speed market: the family neighbourhoods of the lettered sectors, with houses from the 1960s to 1990s, and the Quartier DIX30 and REM hub, where new condos sell to buyers comparing with downtown Montreal. Here is how the session adapts.
Travel: a flat $50
Brossard is in our extended zone: travel is a flat $50, once per session, whatever the number of services. Shown in the online estimator before booking. The packages themselves are identical to those in Montreal or Laval.
The lettered sectors: the family home
Sectors A, B, C, J, L, M, N, O, P, R, S, T, V: bungalows, cottages and split-levels of 1,400 to 2,600 sq ft, often extended, with a yard and sometimes a pool. The buyer is a family comparing with Saint-Hubert, La Prairie and Candiac, looking at the kitchen, the yard and the basement.
Two Brossard particularities: the extensions, very common in the older sectors, which make the $100 2D plan almost indispensable, and the larger houses of the newer sectors, where the 60-photo large house package applies.
Typical package: regular house $250 or large house $325, 2D plan $100, drone $110 if the yard is an argument, travel $50.
Quartier DIX30 and the REM: the new condo
Around the DIX30 and the REM stations, towers and recent buildings with a gym, a pool, a rooftop terrace and sometimes a view of Montreal. The buyer compares very similar units, often remotely, and evaluates the building as much as the unit. The session follows condo rules: counter height, corners, windows, balcony, and above all the common areas, which you need to arrange to open. Our condo guide details the technique.
Many new units are sold empty: virtual staging at $30 per photo, for two or three rooms, changes how the listing reads.

The prestige properties
A few sectors, notably near the golf course and in the most recent developments, hold properties of over 3,500 sq ft that fall under the prestige package: 90 photos, with drone and full video as add-ons.
The drone in Brossard
Brossard is partly in the controlled airspace of Saint-Hubert airport. The flight is possible with our Transport Canada advanced certificate, sometimes with an authorization and a limited height. We check the address at booking and confirm ahead. Bad weather: drone portion rescheduled at no charge.
The calendar
The Champlain Bridge dictates the hour: we schedule sessions outside rush hours, which protects the midday light. Busy spring, book early.
Grouping with Longueuil, La Prairie and Candiac
Brossard is at the centre of an area where we also serve Longueuil, La Prairie and Candiac. Several listings on the South Shore in the same week is a single $50 trip if they are booked the same day.
Preparing the session
The preparation guide remains the reference. For DIX30 condos: empty counters, blinds open, balcony minimally furnished, and a visitor parking spot reserved for the duration of the session.
