Boisbriand, from the Faubourg to the established neighbourhoods: how to photograph townhouses, cottages and condos, what the drone shows near the river, and the prices with no travel fee.

Boisbriand is thirty-four minutes from our starting point, wedged between Highway 15, Highway 640 and the Rivière des Mille Îles. It is a compact city with two very different markets: the townhouses and condos of the Faubourg Boisbriand, and the older family neighbourhoods towards the north and the river. Here is how we adapt the photo session.

The Faubourg Boisbriand: townhouses and condos

The Faubourg area, built since the 2000s, is made of townhouses, condos and small buildings, with shops and services within walking distance. The buyer compares very similar units: the photo has to set yours apart. The arguments that photograph: the private yard or terrace, the garage, the view, the finishes, and for condos, the common areas.

For a townhouse, we treat the garage and the yard as rooms in their own right, and we shoot the facade framed tight so the unit does not get lost in the row. For a condo, the usual rules: counter height, corners, windows, and we arrange access to the common areas. We detail it all in our condo guide.

The family neighbourhoods: cottages and bungalows

Towards the north and west, the neighbourhoods built from the 1970s to the 1990s: bungalows, cottages and split-levels of 1,400 to 2,400 sq ft, with a yard, a finished basement and often a pool. The buyer is a family comparing with Sainte-Thérèse, Blainville and Rosemère. The standard session applies: 35 to 40 photos, exterior from three angles, basement, garage, yard.

Split-levels and extended bungalows benefit from the $100 2D plan: it is the layout photos explain least well.

Typical package: regular house $250, 2D plan $100, drone $110 if the yard or the pool is an argument.

The Rivière des Mille Îles

Along the river, a few waterfront properties with a view and sometimes water access. As everywhere on the North Shore, the relationship between the house and the water is photographed from above, and the view is photographed from the deck and through the windows, in HDR. On these mandates the drone is the first photo, and a real twilight photo is justified if the deck or the dock is lit.

Boisbriand borders airspace zones to check towards Mirabel; most areas can be flown without difficulty. Our pilot holds Transport Canada's advanced certificate and checks the airspace for every address before confirming the flight. Bad weather: drone portion rescheduled at no charge.

Grouping with Sainte-Thérèse, Rosemère and Blainville

Boisbriand, Sainte-Thérèse, Rosemère and Blainville are a few minutes from each other, all in the free zone. A broker with two listings in the area gains by booking them the same day: one trip, a simpler schedule for sellers.

The calendar

Preparing the session

The preparation guide remains the reference. For Faubourg townhouses, two points come up: the terrace or private yard tidy and minimally furnished, and the car out of the driveway to clear the garage.
