Blainville is one of the most dynamic markets on the North Shore, and one where the average property is the largest. Fontainebleau, Chambéry, Plateau Saint-Louis, the golf course area: recent neighbourhoods, houses of 2,500 sq ft and more, and an unusual share of properties that fall under the prestige package. Here is how we adapt the session.

Fontainebleau and Chambéry: the large suburban home

Blainville's flagship neighbourhoods: cottages of 2,500 to 4,000 sq ft, double or triple garages, landscaped yards with in-ground pools, sometimes on tree-lined crescents. The buyer is an established family comparing with Boisbriand, Mirabel and Laval, and expecting a complete listing.

The golf course area and the prestige properties

Around the golf course and in a few enclaves, properties of over 4,000 sq ft with landscaping, exterior lighting and high-end materials. The session changes register: interiors with flash on top of HDR for kitchens and bathrooms, material details, the lot three ways (ground, drone, twilight), full video with drone. The real twilight photo is justified here, for the landscape lighting designed to be seen at that hour.

Plateau Saint-Louis and the older neighbourhoods

The areas built in the 1980s and 1990s have houses of 1,800 to 2,500 sq ft, often extended or renovated. The $100 2D plan is especially useful there: extensions and finished basements create layouts that photos do not explain. Standard 40-photo session, drone if the yard is an argument.

Condos and townhouses

Blainville has a growing market of condos and townhouses near Highway 15 and services. Condo rules: counter height, corners, view, common areas. For townhouses, the focus is on the private yard and the garage, often the two arguments that set a unit apart from its neighbour.
