Terrebonne, Lachenaie, La Plaine, Vieux-Terrebonne: how to photograph each type of property, why the drone is almost always worth it here, and the prices with no travel fee.
Terrebonne is eighteen minutes from our starting point, closer than most Montreal boroughs. It is also one of the cities where we shoot the most, and one where the visual order differs most from the island: here, the lot is part of the product. Here is the guide, area by area.

Terrebonne-Ouest and Lachenaie: the new suburban home
The developments of the last twenty years, around Urbanova or along Highway 640: cottages of 1,800 to 2,800 sq ft, double garages, fenced yards, often a pool. The buyer is a family comparing with Mascouche, Repentigny and Laval, looking at three things first: the kitchen, the yard and the basement.
The standard session covers all of it: 40 to 60 photos depending on size, exterior from three angles, finished basement, garage. The drone is almost always worth it: it shows the yard, the pool, the fence and the proximity of parks and schools, which the buyer cannot judge from the street.

Vieux-Terrebonne: character and constraint
The historic district, around Île-des-Moulins, has old houses, narrow streets and mature trees. Character is the selling point, and the photo has to render it: woodwork, original floors, stone facades. The constraint is distance: you cannot always step back far enough for a full facade. A slightly elevated, low-altitude drone frame often solves it and shows, as a bonus, the proximity of the Rivière des Mille Îles.
On character properties we take the time for details: about ten more photos than an equivalent new house.
La Plaine: the large lots
To the north, La Plaine and the rangs offer lots of 20,000 sq ft and more, sometimes wooded, sometimes with a stable or a detached garage. Here a ground photo shows nothing of what makes the value: the size, the clearance, the wooded edge. The drone is not an option, it is the main photo.
Two tips that come up on every La Plaine mandate: shoot the exteriors before the snow when the listing is planned for winter, and order the 2D plan for houses with extensions or outbuildings. Our article on winter photography covers the first point.
Condos and plexes in Terrebonne
The condo market is concentrated along Highway 640 and near downtown, with recent three- or four-storey buildings. The session follows condo rules: counter height, view, balcony, common areas. Plexes are rarer than in Montreal but exist downtown; we apply the unit-by-unit logic of our income property guide.
The drone in Terrebonne
Terrebonne lies outside the main controlled airspace zones, which simplifies flights in most areas. Our pilot holds Transport Canada's advanced certificate and checks the airspace at every address. If the weather does not allow flying on the planned day, the drone portion is rescheduled at no charge.
The calendar
As everywhere on the North Shore, the season changes everything. Spring is busy: book one to two weeks ahead for April and May. Fall is the best season for the exteriors of properties with a lot, and it is the time to shoot a winter listing.
Grouping mandates
Many Terrebonne brokers have several listings in the same area. Two or three properties on the same day is a single trip and a simpler organization for everyone. Mention it at booking.
